Explanation of Permitted Payments Chargeable to Tenants

To follow is a list of charges that will become payable when you apply to rent a property through our Company. You need to be aware of these charges prior to making any decision about renting a property. Chris Dellar Properties only charge the fees permitted under current legislation.

Dilapidation Deposit

A dilapidation deposit equivalent to five weeks rent will be required to be paid per property before the tenancy start date. The deposit will be registered with the Deposit Protection Service in accordance with the rules of the scheme, please see www.depositprotection.com/ for further information.

Payment Explanation
Holding deposit Equivalent to one week’s rent. This reserves the property while the credit
checks are being processed. Refundable after 15 days if the Landlord withdraws or if the tenancy does not commence through no fault of the tenant. (See Personal Tenancy Application form for our terms and conditions).
Tenant default Rent arrears over 14 days will accrue interest at 3.00% over current base rate.
Key/entry fob replacement Charges will be made for the full replacement costs of lost or damaged entry fobs/keys and locks. Copy invoices or proof of charges to be supplied.
Changes to AST Changes to existing tenancy (names for example) at tenant’s request will incur a charge of £50 including VAT.
Early Termination Charges Equivalent to the loss suffered by the Landlord, the tenants liability to be no more than the outstanding rent owed until the end of the fixed term including any set-up charges usually payable by the Landlord. If the property is re-let, rent will only be due up until the day a new tenant commences tenancy.
